  • Smoking outside only using dedicated ashtrays. A 200 EUR cleaning fee applies for smoking inside or littering the garden and pool with cigarettes butts.
  • Pets subject to a 200 EUR pet fee.
  • No glasses or any sharp objects in the pool.
  • Events and parties are subject to an extra fee and must be discussed with owners – unapproved parties are subject to an 800 EUR fine.
  • Two sets of keys with remote controls will be provided and a 250 EUR charge is made per set if lost or taken away from the country. An 80 EUR fee appliess for the loss of the safe key.
  • 24 HOURS GRACE PERIOD is granted for reporting any damages or imperfections. Further damages might be deducted from the damage deposit. 
  • Rubbish must be disposed IN RUBBISH BAGS IN THE RUBBISH CONTAINERS ON THE MAIN ROAD to prevent attracting insects and rodents. Please understand that rodents pleague is the last thing we want for your holiday villa. A 50 EUR cleaning fee applies for leaving garbage behind.
  • LOCK THE DOOR AND IRON BARS WHEN NOT IN THE PROPERTY AND DURING THE NIGHT. USE THE ALARM SYSTEM where possible. Property Manager is not responsible for lost or stolen valuables. SECURITY IS IN YOUR HANDS!
  • Kindly switch of the AC when you are not in the villa to prevent wasteful consumption and extra charges. Medium-high electricity and water consumption of 40 kWh per day is included in the rental fee. An additional charge of 0.5 EUR per kWh is charged for additional consumption.
  • While standard final cleaning fee is included in the rent, additional 200 EUR might be charged from the damage deposit if the property is left excessively dirty or needs additional cleaning. A 10 EUR/item fee applies for staining sheets or towels with make-up or bronzers. 

     

  • The gardener must be granted access to the villa between 8-10:00 in the morning. The gardener won’t ring the bell or knock on the door.
  • Check-out time is 10:00 and late check-out is subject to availability and extra charge.

     

  • APARTMENTS: Pool hours: 11:00 – 21:00. Quiet hours: 23:00 – 9:00. It is not allowed to hang clothes or towels in the community garden or on the terrace lattice. See detailed community pool rules here.

BOOKING CONDITIONS & CANCELLATION POLICY

a) Booking deposit. Upon the Property Manager’s approval, the Guest will only be charged a 25% booking deposit based on the Total Price.

b) Balance. The 75% balance is due 30 days prior to arrival and it will be charged automatically from the same credit card. Should the balance not be paid on time, the reservation will be cancelled and the Booking deposit will not be refunded.

c) Damage deposit. The damage deposit of 800 EUR is pre-authorized on the same CC 4 days prior to departure. It will be refunded within 2 days of the Check-out Date provided no deductions are made due to:

i. damage to the property or furnishings;

ii. dirt or other damage requiring excessive cleaning; or

iii. any other cost incurred by Property Manager due to Guest’s stay.

d) Cancellation Policy: Free cancellation up to 60 days prior to arrival. No refund after that unless specified otherwise in writing.

e) House Rules: By proceeding with the reservation, the guest agrees to follow the applicable House rules.
